Central Addition
Broad Street Improvements

The City of Boise has created a vision for the area which it calls “The Central Addition LIV District.” Inspired by an initiative known as ‘eco-districts,’ the LIV District is a neighborhood development strategy structured on the principals of sustainable development, operations, and Boise’s LIV culture – Lasting, Innovative, and Vibrant. The LIV District is a sub-district of the neighborhood platted as the Central Addition, and the high level view is to create an efficient, functioning, and sustainable neighborhood in Boise’s downtown.

The public improvements will include:

  1. Reconstruction of Broad Street with creative design and streetscape amenities (lights, benches, trees/planters, permeable pavers, green storm water infrastructure, etc.).
  2. Extension of the geothermal system down Broad Street and into the injection well at Julia Davis Park
  3. Additional Fiber Optic resources
  4. Use of innovative storm water solutions;

CCDC looks forward to contributing to this effort, making the area a catalyst for economic development and downtown reinvestment by private entities.

Construction Updates

Streetscape Improvements between Capitol and 6th – Guho will continue placing concrete adjacent the County Building this coming week. Guho will continue working on a seepage bed on this block. Guho will also start forming cubs on the north side of the street on this block.

Streetscape Improvements between 6th and 5th Streets – Guho has largely completed the streetscapes adjacent Boise Weekly and Boise Brewing this week. Pedestrian access has opened up on the south side of the street. Guho has demo’d the north side of this block and will provide a gravel walkway adjacent the building entries. Excavation for Silva Cells is underway.

Julia Davis Park Entry – Guho has completed the majority of the work for the entry as well. The landscaping adjacent the path is scheduled to start this coming Tuesday. The street is scheduled to open the week of the 29th.

6th Street closure – Guho is planning to close 6th Street immediately following Memorial Day Weekend. The street is anticipated to remain closed until June 24th. This is to allow the concrete paving of the intersection and adjacent asphalt paving. Guho will be going door to door to explain the details of the closure to adjacent stakeholders starting this afternoon.

Streetscape Improvements between Capitol and 6th – Guho will continue placing concrete adjacent the County building and Marriott this coming week.

Streetscape Improvements between 6th and 5th Streets – Guho has installed pavers, street lights and tree grates adjacent Boise Weekly and Boise Brewing this week. Pedestrian access has opened up on the south side of the street. Guho anticipates starting demo on the north side this coming week and restricting pedestrian access at that location.

Streetscape Improvements between Capitol and 6th – Guho will be placing concrete adjacent the County building and will be completing Silva Cells adjacent Marriott this coming week. Guho may start demolition of the north side of this block this coming week as well.

Streetscape Improvements between 6th and 5th Streets – Guho has been installing pavers adjacent Boise Weekly and Boise Brewing this week. Guho will restore pedestrian traffic on the east side of 6th Street by this evening. Pedestrian traffic will become more limited on the north side of this block next week as it returns on the south.

Streetscape Improvements between 4th and 3rd Streets – This block is substantially complete.

Julia Davis Park Entry – Guho has completed concrete work for this project. Asphalt paving is scheduled for Sunday night. Paver installation and landscaping on S. 5th Street is scheduled for this coming week. Landscaping on the path itself is scheduled for the week following.

Capitol Boulevard weekend work – Guho will be making a fiber optic crossing on Capitol Boulevard Saturday. Most of tomorrow, (2) lanes will remain open, but traffic will be restricted to (1) lane briefly. The crossing is scheduled to be paved tomorrow afternoon.

6th Street Closure – Guho has been able to perform the work adjacent the 6th and Broad intersection without closing the entire street. Their intent is to keep a lane open as they continue construction.

Streetscape Improvements between 6th and 5th Streets – Guho has been working adjacent Boise Brewing and Boise Weekly this week. They will be active in the area this coming week, pouring curb and gutter and preparing for paver installation in a few weeks. Guho has also been working west of 6th Street excavating for Silva Cells (see below).

Streetscape Improvements between 3rd and 2nd Streets – Permeable pavers will be installed next week, followed by landscaping. Concrete has been completed and street lights have been installed.

Julia Davis Park Entry – Guho intends to start pouring concrete for the path tomorrow or Monday. The entry is still anticipated to be completed around May 9th, depending on the severity of weather this coming week.

6th Street Closure – 6th Street was anticipated to close this coming Monday 4/24. Due to a large rain event in the forecast, 6th Street is likely to close towards the end of next week and be closed for approximately one week.

Streetscape Improvements between 5th and 4th Streets – Guho has power washed this area and parking will be reopened today. There will be minimal construction in this area from this point forward.

Streetscape Improvements between 4th and 3rd Streets – Guho is preparing this area for asphalt road paving, which is scheduled to occur towards the middle of this coming week. Following paving, concrete will be finished with an anticipated turnover of this area the first week of May.

Streetscape Improvements between 6th and 5th Streets – Guho is anticipating starting work adjacent the Boise Brewing entry early next week.

Streetscape Improvements between 5th and 4th Streets – Very limited work remains for next week to clean the area up and turn it over.

Streetscape Improvements between 4th and 3rd Streets – Guho will begin demo of the road next week, followed by grading. The intent is to get asphalt paving completed from 4th to 2nd prior to April 8th to accommodate a spring event that George’s Bicycles has planned. 2nd Street is expected to be closed from late next week through 4/7.

Streetscape Improvements between 6th and 5th Streets – Guho is anticipating starting work between 5th and 6th adjacent Boise Brewing and Boise Weekly towards the first of April. We’ll keep you posted as construction gets closer.

Streetscape Improvements between 5th and 4th Streets – Landscaping is currently being installed on this block. Several landscape curbs will be poured today. Remaining planting is scheduled for early next week followed by cleanup and power washing. This block is scheduled to be turned over by the end of next week.

Streetscape Improvements between 4th and 3rd Streets – Guho has completed Silva Cell installation on the north side of the street. Guho is currently pouring concrete on the north side of the street and is excavating on the south side.

Julia Davis Park Entry – Guho has installed Silva Cells on the west side of the street, Silva Cell installation on the east side is scheduled to start late next week. It is still anticipated that the park entry will be completed by the end of April.

Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team is coordinating with Suez. It is our understanding that Suez should be completed towards the end of next week. We’ll continue to provide updates as they become available.

Geothermal expansion – Guho continues with the geothermal installation on 5th between Broad and Myrtle. They anticipate being completed and reopening 5th towards the middle of next week. Once 5th Street reopens, 3rd Street will close.

Streetscape Improvements between 6th and 5th Streets – Guho is anticipating starting work between 5th and 6th adjacent Boise Brewing and Boise Weekly towards the end of the month. We’ll keep you posted as construction gets closer.

Geothermal expansion – Geothermal installation on 5th Street south of Myrtle is complete. Guho has moved north of Myrtle on 5th to install geothermal in that location. 5th Street between Broad and Myrtle will be closed due to the construction. This portion of 5th is expected to reopen the week of 3/6.

Asphalt plants have reopened and Guho has paved the portion of Broad between 5th and 6th.

Streetscape Improvements between 5th and 4th Streets – Guho has made great progress this week placing concrete for sidewalks and will continue to finish concrete as weather allows. Landscape and street light installation is forthcoming. Parking lanes will continue to be closed as needed to accommodate construction activity.

Streetscape Improvements between 4th and 3rd Streets – Guho has resumed construction activity this week and is working on seepage beds on the north side of the road in this location. Guho will begin Silva Cell installation tomorrow.

Geothermal expansion – Guho has been installing geothermal pipe between 5th and 6th Streets on Broad. The geothermal installation will continue at this location next week. The final connection into the existing system is scheduled for Tuesday 12/27, with backfill and paving following immediately. Broad Street between 5th and 6th is scheduled to be reopened next Wednesday 12/28. Guho anticipates geothermal work on 5th Street, south of Myrtle the first week of January. They will be working towards the north and ultimately tying into the existing system on Broad Street.

Streetscape Improvements between 5th and 4th Streets – Guho continues their progress on the streetscape work. The approaches to the IIB building and the Shilo parking lot have reopened. The parking lanes will remain closed to allow Guho to use the areas to place concrete as weather allows.

Streetscape Improvements between 4th and 3rd Streets – Guho has paused at this location until the weather improves, likely the first of the year.

December 16, 2016

Geothermal expansion – Guho has been installing geothermal pipe between 5th and 6th Streets on Broad. The geothermal installation will continue at this location next week, working eastward. The work is scheduled to be completed and the portion of the road reopened towards the end of next week. Guho anticipates geothermal work on 5th Street, south of Myrtle the week of 12/26. They will be working towards the north and ultimately tying into the existing system on Broad Street.

Streetscape Improvements between 5th and 4th Streets – Guho continues their progress on the streetscape work. The permeable paver installation was completed this week (please see picture below). This portion is scheduled to be reopened today, aside from the parking lanes, which will remain closed to allow for concrete placement for the sidewalks as weather allows. 4th Street is scheduled to be reopened today as well between Front and Myrtle.

Geothermal expansion – Guho has been installing geothermal pipe between 5th and 6th Streets on Broad. The geothermal installation will continue at this location next week, working eastward. Guho will be installing geothermal on 5th Street south of Myrtle towards the end of the year.

Streetscape Improvements between 5th and 4th Streets – Guho continues their progress on the streetscape work. The permeable pavers are on site and installation is scheduled to begin Monday 12/12 (please see picture below showing areas ready for paver placement). Concrete placement for sidewalks and corners will continue as temperatures allow.

December 2, 2016

Expected construction during the next few weeks includes the following:

Geothermal expansion –Guho will be working this weekend on the collar of the vault adjacent Front Street and 3rd. The work will occur between 5:00am Saturday and 5:00am Monday. Access to parking lots will be maintained during this time.   Guho has also been installing geothermal pipe on Broad Street east of the entry to Trader Joe’s parking lot to the middle of the 6th Street intersection. The work is scheduled to be completed, cleaned up, paved and reopened later today. Guho anticipates continuing the pipe installation from the 6th street intersection starting Monday 12/5 and continuing east to 5th Street where the pipe will be tied into the existing system. This work should take approximately (2) weeks and will represent the end of the pipe installation on Broad Street.

Streetscape Improvements between 5th and 4th Streets – Guho continues their progress on the streetscape work. Ribbon and vertical curb installation is nearing completion at this location. Permeable paver installation in the parking lane will be occurring next as will concrete placement for sidewalks and corners as temperatures allow.

Geothermal expansion –Guho has been repairing a geothermal leak on Front Street adjacent 3rd.  A new vault has been set, the leak has been repaired,  geothermal service has been restored and the area has reopened according to schedule. Guho is currently anticipating installing geothermal lines east of the Broad Street approach to Trader Joe’s parking lot the week following Thanksgiving.

Streetscape Improvements between 5th and 4th Streets – Guho continues to make great progress on the streetscape work. Guho has installed a ribbon curb between the parking and drive lanes and is paving the road today (photo below). The week following Thanksgiving, Guho is scheduled to start installing new sidewalks.

November 18, 2016

Expected construction during the next few weeks includes the following:

Geothermal expansion –Guho has been repairing a geothermal leak on Front Street adjacent 3rd Street this week. A new vault has been set, the leak has been repaired and geothermal service has been restored. The northernmost lane on Front Street has been backfilled and paved and that lane is scheduled to reopen this evening to accommodate the Boise State football game. The lid to the vault is scheduled to arrive Monday at which time the remainder of the excavation will be backfilled and then paved. Front and 3rd Streets are scheduled to be fully reopened Wednesday (11/23) at this time. Guho is currently anticipating installing geothermal lines east of the Broad Street approach to Trader Joe’s parking lot the week following Thanksgiving.

Streetscape Improvements between 5th and 4th Streets – Guho continues to make good progress on the streetscape work. Guho is scheduled to install curb and gutter on this block tomorrow with paving this coming Tuesday and Wednesday. The week following Thanksgiving, Guho is scheduled to start installing new sidewalks.

Streetscape Improvements between 4th and 3rd Streets – Guho anticipates increased construction activity on Broad between 4th and 3rd the week following Thanksgiving.

November 10, 2016

Updated Construction Phasing Plan

Geothermal expansion
– The Geothermal connection on Broad Street adjacent Trader Joe’s is complete. Marriott’s water line and meter installation is scheduled to be completed and paved back by this Friday 11/11, which will reopen the entry to Trader Joe’s off Broad Street tomorrow evening. Guho will continue to work adjacent Julia Davis Park next week, so expect construction activity on 5th Street, south of Myrtle. Entries to parking lots will remain open during work hours. Guho will be repairing a geothermal leak on Front Street adjacent 3rd Street from Nov 14th – 23rd. This is expected to close down the (2) southernmost adjacent lanes on Front and close 3rd Street between Front and Myrtle during this time.

Streetscape Improvements between 5th and 4th Streets – Guho continues to make good progress on the streetscape work. Silva Cell installation is complete, seepage beds are complete. Intermountain Gas is currently lowering a gas line on this block which has slightly slowed construction. Guho will be grading for paving next week, with curb and gutter installed towards the end of next week. Paving is scheduled to occur on this block the week of Thanksgiving. The paving is anticipated to be installed through the 4th Street intersection.

Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team continues to coordinate with Suez. The water line replacement work has been completed in this area and the contractor will be cleaning up and demobilizing from the area.

November 4, 2016

Expected construction during the next few weeks includes the following:

Geothermal expansion – The Geothermal connection to the existing lines in Capitol is complete. The water line and meter installation adjacent Marriott is scheduled to be completed and paved back by next Friday 11/11, which will reopen the entry to Trader Joe’s off Broad. Geothermal lines were trenched across Myrtle Street at 5th Street the weekend of 10/21. Guho will continue to work adjacent Julia Davis Park next week, so expect activity on 5th Street, south of Myrtle. Entries to parking lots will remain open during work hours. Guho will be repairing a geothermal leak on Front Street adjacent 3rd Street from Nov 14th – 23rd. This is expected to close down (2) adjacent lanes on Front and close 3rd Street during this time.

Streetscape Improvements between 5th and 4th Streets – Guho continues to make good progress on the streetscape work. Silva Cell installation is complete, seepage beds are currently underway and Guho will be installing curb and gutter this coming week. Guho is scheduled to start excavating for the road rebuild between 5th and 4th on 11/14, with permanent paving following prior to Thanksgiving. The paving is anticipated to be installed through the 4th Street intersection.

Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team continues to coordinate with Suez. The water line replacement work has been wrapped up in this area and the contractor will be cleaning up and demobilizing from the area.

Expected construction during the next few weeks includes the following:

Geothermal expansion – The Geothermal connection to the existing lines in Capitol is complete. The geothermal system has been turned back on. The installation of a new water line to serve Marriott will begin this coming week, utilizing similar traffic control and restrictions. The water line installation is anticipated to take roughly a week. Geothermal lines will be trenched across Myrtle Street at 5th Street starting this evening. The hours of work this evening will be 7:00pm through 8:00am tomorrow morning. It is anticipated that the work will be completed after this evening. Guho will begin working in Julia Davis Park next week, so expect increased activity on 5th Street, south of Myrtle. Entries to parking lots will remain open.

Streetscape Improvements between 5th and 4th Streets – Guho continues to make good progress on the streetscape work. Silva Cells installation is complete on the north side and curb and gutter installation will follow. The south side has been excavated for Silva Cell installation. Fiber optic installation is in process at this location. Guho is scheduled to start demo between 4th and 3rd Streets this coming week. It is anticipated that the intersection of 4th and Broad will be closed through Thanksgiving.

Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team continues to coordinate with Suez. The new water main has been installed past 3rd Street. It is our understanding that the contractor installing the new water main should be completed by the end of this month.

Geothermal expansion – The Geothermal connection to the existing lines in Capitol is nearing completion. The geothermal system is scheduled to be turned back on Monday. Asphalt patch of Capitol is scheduled for the middle of this coming week. The installation of a new water line to serve Marriott will immediately follow, utilizing similar traffic control and restrictions. The water line installation is anticipated to take roughly a week. Geothermal lines will be trenched across Myrtle Street at 5th Street the weekend of October 21st. The work will be performed at night, from approximately 9:00pm – 8:00am.

Streetscape Improvements between 5th and 4th Streets – Guho is making good progress on the streetscape work. Silva Cells are currently being installed between 5th and 4th Streets, so have a look if you are interested in the installation process. There is a chance Guho may start work between 4th and 3rd Streets late next week, however it is not confirmed at this time.

Expected construction during the next few weeks includes the following:

Geothermal connection at Capitol Boulevard and Broad Street – Geothermal work is scheduled to start in earnest this coming Monday (10/3) at Capitol and Broad. This work is expected to take roughly two weeks and will include connecting new geothermal lines to existing lines in Capitol Boulevard and running the new lines east down Broad Street to a new vault in front of Marriot. A new water line to Marriott is scheduled to be installed immediately following the geothermal work at this location.

Streetscape Improvements between 5th and 4th Streets – Guho is making good progress on the streetscape work, while coordinating with the Suez Water main line install in the same area. Excavation for Silva Cell and seepage bed installation is scheduled to start early next week.

Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team continues to coordinate with Suez. The new water main has been installed for approximately half the block between 4th and 5th Street. It is our understanding that the water main install between 4th and 5th should be completed early next week and the contractor will cross 4th Street Monday or Tuesday night and continue eastward.

Geothermal connection at Capitol Boulevard and Broad Street – The initial work will be to tie new geothermal lines into existing lines in Capitol Boulevard. The new lines will run east down Broad Street to a new isolation vault to be located adjacent the Marriott project. This work is anticipated to start during the middle of next week and continue into October. It is anticipated that (1) lane will be closed on Capitol to accommodate the tie in. The lane is currently closed south of Broad Street to accommodate Marriot construction, so the work will extend the closure to the north temporarily. Access will be maintained on Broad Street to accommodate deliveries to Trader Joe’s.

 

Streetscape Improvements between 5th and 4th Streets – The work is anticipated to begin on 9/21 and continue into November, spanning approximately (8) weeks. Broad will be closed from 5th Street to 4th Street during this period. The work entails new streetscapes and a full road rebuild in the ROW. There will be significant excavation to accommodate the green stormwater infrastructure systems consisting of suspended pavement systems as well as permeable pavers over drainage swales. If you’re unaware, the same permeable pavers have been installed adjacent George’s Cycles and CSHQA. Suez Water – main / service replacements – CCDC and Guho Corp are not contractually tied to the Suez work. In an effort to minimize disruption to the neighborhood, our team has coordinated with Suez, who has graciously agreed to perform their work during the same time frame. Our understanding is that starting next Wednesday, Suez will replace the water main from 5th to 2nd Street for approximately one week. The week following the main replacement, service lines will be replaced. If Suez hasn’t contacted you yet, they should be shortly to schedule the service replacements. We wanted to make sure you were aware of this activity as well.
