The Broadstone Saratoga

A Type 4 Participation Program Project to coordinate public improvements with a private development partner.

Background

The Broadstone Saratoga is a planned seven-story, mixed-use building with 334 units and ground-floor commercial space. The project, which encompasses a full city block in the River-Myrtle Old Boise District, is bounded by 12th and 13th Streets to the east and west, and Grove and Front Streets to the north and south.

Alliance Realty Partners, LLC, a multi-family developer based out of Seattle, will develop this mixed-use project. This will be their first project in Idaho and will build upon a portfolio of multi-family projects in the Pacific Northwest.

The Broadstone Saratoga, which has an estimated total development cost of $100 million, will include 263,990 square feet of residential space, ranging from studios to 2-bedroom units. The existing public alley will provide access to 377 parking spaces. Over 7,000 square feet of ground floor retail, and residential lobby space and amenities create will create a street-level environment that is active and engaging.

Construction began in winter 2022 and will be completed in November 2024. This coincides with the Linen Blocks on Grove Street Streetscape Improvement Project. This Agency-led capital project enhances Grove Street as a multi-modal corridor with raised protected bike lanes, upgraded streetscapes, roadway reconstruction, and added placemaking and public space elements.

Project Partnership

Because of the project’s overlap with the Linen Blocks Project planned infrastructure improvements, CCDC will partner with The Broadstone Saratoga on public improvements through a Type 4 Capital Improvement Project Coordination, which allows for responsive coordination of planned improvements with private development partners. This partnership creates construction efficiencies for both projects and avoids damaging new public infrastructure.

The anticipated scope includes the construction of the CCDC-designed streetscapes adjacent to the project, between the back of the curb and the property line.
