Capital City Development Corporation Submits 1010 W. Jefferson Street Commercial Space and Public Parking Facility Project for Design Review with City of Boise
July 2, 2025Capital City Development Corporation (CCDC) has submitted the 1010 West Jefferson Street Commercial Space and Public Parking Facility project for Design Review with the City of Boise. The proposed project is a 6.5-story structure parking facility featuring 429 parking stalls and thoughtfully designed ground-floor commercial spaces. Located on the southern half of the block bordered by W. State Street, N. 11th Street, N. 10th Street, and W. Jefferson Street, the project aims to advance CCDC’s mission to ignite diverse economic growth, build attractive urban centers, and promote healthy community design.
The project’s design promotes a welcoming community hub through distinctive architecture and intentional public-facing features. The building includes rooftop photovoltaic panels and supports electric vehicle charging for up to 20% of its stalls. A dynamic mix of commercial spaces and back-of-house support on the ground floor creates opportunities for active street-level uses in the Westside District. Key design elements, including a prominent public plaza, a breezeway that provides visual and physical permeability, and a signature “lighthouse” stair tower serving as a beacon, work together with vertical circulation and facade treatments to create a functional, comfortable, and community-centered space.
“This project is about balancing community needs with smart, sustainable design,” said Alexandra Monjar, CCDC Senior Project Manager. “By incorporating commercial activity and investing in thoughtful public infrastructure, we’re supporting downtown’s future while making it safer and more convenient for people to live, work, and recreate here. We’re excited to bring this vision forward for the City of Boise’s review.”
