Background

Boise Gateway Building 3 is a planned 185,000-square-foot, speculative industrial building designed to accommodate one to four tenants with site improvements including 121 parking spaces, bike racks, and accessible pathways from the parking area to the building. Building 4 included in this partnership is an additional approximately 70,000 square foot industrial warehouse. The project site is part of the 140-acre Boise Gateway Industrial Park, on land owned by the City of Boise and ground leased to Boyer Company, a 50- year-old full service real estate development firm based in Salt Lake City, Utah. 

Project Partnership

The public improvements eligible for CCDC assistance include widening Eisenman Road to incorporate a left-hand turning lane into Winco Court, constructing sidewalks and streetscapes on the project site’s Winco Court, Eisenman Road, and Freight Street frontages, and underground and extending utility conduit and main lines. These public infrastructure improvements help realize the Boise Gateway 3 project and also expand opportunities for future industrial and economic growth in the district.
